If you've noticed that your homeowners insurance bill has gone up, you're not alone. It's easy to understand why this might happen in California or Florida, where wildfires and hurricanes run rampant. Natural disasters are in the news constantly. But, across the Southeastern U.S., like Mississippi, Louisiana, and Alabama, just as many homeowners are seeing higher premiums, fewer options, and, in some cases, non-renewals from their insurance carriers. It's frustrating—especially when you've never filed a claim and have done everything right to maintain your home.
So what's going on? Why are costs rising, and what can you do to protect your home and budget?
Why Is Homeowners Insurance Getting More Expensive?
Several big factors are pushing up the cost of home insurance, particularly in coastal states like Mississippi, Louisiana, and Alabama:
- More storms, more damage – Hurricanes, floods, and severe storms are hitting harder and more often. When insurance carriers have to pay out more claims, they raise rates to keep up. In Mississippi, where we are, storm, wind, and flood damage account for more insurance claims than you might expect. Hurricanes aren't the only threat. Tornadoes, hail, flash flooding, and just about every weather-related disaster happen right here in our state.
- Higher construction costs – If your home needs repairs after a storm, fixing it is more expensive than it was just a few years ago. Prices for lumber, roofing, and labor have gone up, and insurance carriers have adjusted their pricing to reflect that.
- Fewer insurance options – Some carriers have pulled out of high-risk areas, meaning fewer choices and higher prices from the insurers that remain. Did you even know they can do that? Insurance carriers can decide it's too risky to insure entire areas of a city, state, or the whole country. They will just not insure whole regions. If they are already insuring homes in those areas, they can decide to non-renew those insurance policies. Our Gulf Coast is an example of an area where insurance carriers are leaving because they have lost too much money over the years insuring homes and paying out claims.
If you live in a coastal or flood-prone area, you're likely feeling these changes more than homeowners in other parts of the country.
What Can You Do to Keep Costs Down?
While you can't control the weather, there are steps you can take to manage your insurance costs:
✔ Review your policy regularly – Make sure you're not over- or underinsured. If you've made home improvements, your policy may need updating.
✔ Ask about discounts – Some insurers offer lower rates if you install storm shutters, reinforce your roof, or upgrade plumbing and electrical systems.
✔ Bundle your policies – Combining your home and auto insurance can sometimes lead to savings. This is still great advice, but it's not as easy as it was several years ago. Some insurance carriers will insure your cars but not your home, and some will only insure your home if they also insure your cars.
✔ Shop around – Insurance rates and coverages vary, so getting multiple quotes can help you find the best option. Keep in mind that you want to compare "apples to apples." Make sure that the insurance quotes you're considering really provide the coverage you're looking for. Don't expect every insurance agency to recommend the best coverage. Some will only recommend the cheapest coverages to get your business which can leave you hanging out to dry if you need to file a claim.
Insurance agents should thoroughly explain the coverages they are offering you and any differences between quotes.
✔ Work with a local agent – It can be easy to get a quote online directly from an insurance carrier, but insurance is so complicated and often so confusing that you may not always know what you're looking at. A local insurance expert (like us!) can help you find coverage that fits your needs without unnecessary extras and help you understand every aspect of the policy you're purchasing.
